The critical aspect of a tourism potential study depends on collective efforts and dialogue between the local community, stakeholders, and external experts or consultants.

A comprehensive guide for assessing the tourism capabilities of a region, with the various stages of the process to be implemented, is as follows:

Examination of available tourism supply (hotels, other accommodations, retail establishments, businesses, traditional artists and craftsmen, etc.) • Analysis of factors influencing traveler demand (sun, sea, culture, conferences, senior citizen holidays, etc.) • Examination and evaluation of competitors' strengths and weaknesses in a specific market as well as the region itself • Assessment and evaluation of the region's potential, including estimation of strengths and weaknesses, as well as analysis of opportunities and threats associated with it (SWOT analysis) • Examination of market trends generally and on a global scale, as well as in destinations of similar nature like Rethymno in our case

For instance, an inaccurate perception of local tourism capabilities may lead to the implementation of projects that bear no relation to market trends, the region itself, and serving the residents themselves. This would result in adverse environmental consequences, such as pollution and degradation of natural areas. Furthermore, it may have negative impacts on the cultural aspect, including the loss or commercialization of local identity, or as referred to in literature, "folklorization."

Additionally, the region's economic activity may suffer from dependency issues and increased cost of living. Among other things, limited understanding of the region's unique characteristics poses challenges for developing a distinctive local tourism offering that can differentiate it from comparable competing regions.

I must mention that the lack of knowledge regarding customer characteristics and market trends hinders the development of tourism products that effectively satisfy demand. Although it may not offer complete certainty regarding the industry's future development, conducting a meticulous assessment of a region's tourism potential serves as a valuable foundation for developmental strategy, for making informed decisions, particularly on a long-term basis, which is the objective.

This provides the opportunity to mitigate risks associated with making adverse investments, after having properly and multifacetedly evaluated and substantiated the aforementioned factors.
